What causes basement flooding in Southern Ontario?
Most wet basements in Southern Ontario come down to a few common issues: hydrostatic pressure from a high water table, foundation cracks that allow groundwater in, failed or missing weeping tile, poor grading around the home, or overwhelmed sump systems during heavy rain or spring thaw. Older homes in areas like Hamilton, Brantford, and London are especially prone because of aging foundation materials and original drainage systems that have deteriorated over decades.
What's the difference between interior and exterior basement waterproofing?
Exterior waterproofing involves excavating around the foundation to apply a waterproof membrane and replace or install weeping tile at the footing level. It addresses water before it reaches the foundation wall. Interior waterproofing manages water that’s already entering — typically through an interior water control system, sump pump, and drainage channels along the basement floor. JR’s Waterproofing assesses the source of the problem first and recommends whichever approach actually solves it, or a combination of both when the situation calls for it.
Can a cracked foundation wall be repaired without full excavation?
It depends on the crack. Minor hairline cracks in poured concrete can sometimes be sealed from the inside using injection methods. But if the crack is actively leaking, widening, or tied to structural movement, exterior excavation is usually the right call. JR’s Waterproofing inspects the crack, the wall type, and the soil and drainage conditions around the home before recommending a repair method.
How do I know if I need a sump pump or a battery back-up system?
If your basement has any history of water intrusion — even dampness or a musty smell — a sump pump is likely part of the solution. How long does basement waterproofing take, and will my yard be affected?
Timelines vary by the scope of work. A single-wall exterior waterproofing job might take two to three days, while a full perimeter job takes longer. Exterior work does require excavation along the foundation, which temporarily disrupts landscaping adjacent to the house. JR’s team backfills and restores the area once the waterproofing and drainage work is complete. Interior systems are generally less disruptive and faster to install.
Is basement waterproofing worth it on an older home, or should I just manage the water?
Managing water — with dehumidifiers, towels, or hoping it dries out — doesn’t address the cause and often leads to mould, wood rot, and long-term structural damage. Waterproofing an older home protects the foundation, the livability of the space, and the value of the property. Many older homes in Southern Ontario were built with stone or block foundations that are more porous than modern poured concrete, which makes proper waterproofing even more important, not less.
